Project Overview

Located in the heart of Longfellow Square in downtown Portland, this eight-story, 142,000-square-foot multi-use high-rise building blends the charm of the historic neighborhood with modern amenities. The facility houses 139 studio, one-bedroom and two-bedroom apartments on seven levels, all with open floor plans, heat pumps for heating and air conditioning, fresh air ventilation systems, high-end finishes and LED lighting. Tenant amenities include a fitness center, lounge, and sub-grade and ground floor parking. The facility also includes onsite administrative office space as well as ground floor retail and commercial space.

The project, located on a main thoroughfare in downtown Portland, posed substantial logistical challenges due to the extremely tight site and the inability to disrupt street traffic.

PC's thorough preconstruction process yielded cost estimates that met the project goals. More importantly, they were able to maintain these estimates through project buyout and deliver a Guaranteed Maximum Price in line with expectations, even during a rising cost market.
